  • If the buyer completes the purchase of the property by granting the public deed before December 31, 2024, an additional discount of 1% to 2% may be applied. This will only apply to properties explicitly listed in the downloadable Excel file of the perimeter accessible through the aforementioned “landing.”
• Regarding rental properties included in this special promotion:
  • The seller does not guarantee the tenant's solvency or future proper payment of rents.
  • The seller does not guarantee any minimum profitability.
  • The buyer is not guaranteed that bank financing through a mortgage can be used for the acquisition, as the property is rented.
  • The property will be sold as is, with no liability on the part of the seller. The buyer will assume all rights and obligations derived from the lease agreement, releasing the seller from any hidden defects except in cases of fraud or bad faith.

6. FOURTH-PROGRAM MECHANICS

The promotion includes the gift of an interior design project provided by CLIKALIA and the offer of a 5% discount on the Retail Prices (PVP) offered by the KAVEHOME chain using the reference/discount code given to the buyer by CLIKALIA.

To qualify for the promotion, the following requirements must be met together:

The purchase price of the property must be equal to or greater than €290,000.
The offer must be received between December 4, 2023, and January 31, 2024.
The signing of the sales contract must take place at the Notary appointed/indicated by CLIKALIA to the buyer.
Regarding the interior design project:

Changes, modifications, or additional requests to the initial interior design project given to the client by CLIKALIA are not included and must be paid separately by the client.

The interior design project will be delivered under circumstances from the signing of the respective sales contract up to 30 days after the transfer of ownership of the respective property.

The project should be understood as a proposal for interior design or decoration, with CLIKALIA being exempt from any responsibilities for it.

FIFTH-EXEMPTION OF LIABILITY

CLIKALIA GROUP is exempt from any responsibility that may arise from actions carried out or attributable to third parties that may affect the development of the campaign.

SIXTH-ACCEPTANCE OF LEGAL CONDITIONS

Participation in the campaign implies full acceptance of these legal conditions.

2. “Año nuevo, casa nueva”:

- Special campaign, with discounts under the name “Año nuevo, casa nueva", applicable only to apartments whose advertisement specifies so.
- The campaign will consist of a discount of up to 10% on the initial public sale price: The specific discount will be indicated in the respective advertisement by stating the % or exact amount of discount.
- Campaign not cumulative with other campaigns or promotions.
- The duration of the campaign will be from January 10 to January 31, 2024, both days inclusive, and it is necessary for its applicability that the private sale contract with earnest money mediation be signed before February 2024.

3. Special promotion for REFERRED CLIENTS for the Mortgage Credit Intermediation (ICI) service provided by CLIKALIA HIPOTECAS SLU.

- This promotion is only applicable to CLIENTS who have successfully completed the ICI service with CLIKALIA HIPOTECAS SLU without incidents, obtaining a binding offer (FEIN) through it.
- The promotion consists of:
  - The current CLIENT may refer as many other potential clients to contract the ICI service from CLIKALIA HIPOTECAS SLU.

The duration of the campaign will be from July 4th to August 2nd, both inclusive, and for its applicability, all of the following conditions must be cumulatively met:

1. The reservation of the property must be made from July 4th, 2024 to August 2nd, 2024, both inclusive.
2. That the purchase agreement with mediation of earnest money be signed within 72 business hours following the communication of the acceptance of the offer.

6. SPECIAL CONDITIONS “BLACK CLIKDAYS OFFER”

This special promotion only applies to properties whose listing/ad includes the label “BLACK CLIKDAYS PROMOTION.” The special promotion requires the following conditions to be met to be applicable:

1. Submit the offer before 05/12/2024 (inclusive) through CLIKALIA's website.
2. Sign the deposit contract within 72 hours following CLIKALIA’s acceptance of the offer.
3. Complete the deed within the period agreed upon in the contract without any extension.
4. The offer must be made for the listing price of the ad labeled “BLACK CLIKDAYS PROMOTION.”
5. In all other respects, the contractual terms will be those set by CLIKALIA’s website for sales.

7. FREE NOTARY FEES
Conditions for properties with free notary fees:

1. This promotion means that CLIKALIA will cover notary fees up to €3,000. 
2. CLIKALIA will choose the notary where the signing of the deeds will take place. 
3. This promotion only applies to properties whose listings indicate so. 
4. For the promotion to apply, all of the following conditions must be met:

• Submit an offer before November 26, 2024 (inclusive).
• The signing of the deeds before a notary must never exceed the term agreed upon in the contract.
• Sign the sales contract with a deposit agreement within 72 business hours after Clikalia's acceptance of the offer and, in any case, before November 30, 2024.
• The notary signing will be completed before December 30, 2024.*

Special conditions:

• If the property is under renovation and the buyer needs mortgage financing, this promotion will apply if the completion of the work is communicated after November 30, 2024, provided that the term for signing the public deed of sale is not extended.
• If the property is under renovation, the buyer does not need mortgage financing, and the completion of the work is communicated after December 20, 2024, this promotion will apply if the sale is completed within the term agreed in the deposit contract without extension.

• If the property is subject to a preferential acquisition right by public authorities, the buyer does not need mortgage financing, and the waiver of these rights is communicated after December 20, 2024, this promotion will apply if the sale is completed within the agreed term in the contract without extension.

8. FLASH OFFER

This apartment has a special offer that consists of a discount on the price it would have once the renovation is finished. If the reservation is made before the work starts, a discount will be applied at a percentage indicated in the "PRICES" list (adjacent to this Description tab). If the reservation is made after the work has started, a lower discount percentage will apply. Once the work is completed, the special discounts from this promotion will no longer apply. To find out the exact discount percentages, please check the tab adjacent to the Description tab. There are three possible statuses: Start of Work, Under Renovation, and Work Completed. If your offer is lower than the price applicable according to the special discount, CLIKALIA will not be obliged to accept your offer. If your offer matches the price applicable according to the special discount but is submitted after an identical offer and, due to delays in updating or removing the listing, it is still published, CLIKALIA will not be obliged to accept your offer.
